Manufactured Home Insurance in Oregon

Coverage built for Oregon's wildfire country, Cascade winters, and coastal storms

Oregon has substantial manufactured and mobile home populations, with concentrations in the Willamette Valley around Portland, Salem, and Eugene, along the Oregon coast, in the southern Oregon valleys, and in eastern Oregon's rural communities. The state's insurance profile is shaped by wildfire exposure across much of the state, severe winter storms in the Cascades and Coast Range, the Cascadia subduction zone earthquake risk, and windstorm exposure along the coast. Our agents help Oregon mobile home owners find carriers experienced in writing coverage across the state's very different climate zones.

Mobile Home Insurance Risks in Oregon

Wildfire risk has become a defining peril across much of Oregon, particularly in southern and eastern Oregon and in the wildland-urban interface zones around the Cascades and Coast Range. The 2020 Labor Day fires reshaped how carriers think about wildfire exposure in the state. Severe winter storms drive meaningful claim activity, including heavy snow loads in higher elevations and damaging coastal windstorms with gusts capable of significant roof and tree-fall damage. The Cascadia subduction zone presents a low-frequency but extreme-severity earthquake risk, and flooding affects properties along the Willamette, Columbia, and other river systems.

Mobile Home Insurance Regulations in Oregon

The Oregon Division of Financial Regulation oversees the state's property insurance market, and Oregon enforces installation, anchoring, and tie-down requirements for manufactured housing through the Department of Consumer and Business Services. Oregon has been actively engaged with carriers around wildfire underwriting in recent years and operates programs aimed at supporting wildfire-exposed property owners, though it does not operate a FAIR Plan-style insurer of last resort the way California does. The state maintains consumer protections around post-disaster non-renewal and cancellation moratoriums.

The Oregon Mobile Home Insurance Market

Oregon's mobile home insurance market has tightened in higher wildfire-risk areas, particularly in southern Oregon and along the Cascade and Coast Range foothills. Properties in lower-risk Willamette Valley urban areas generally have broader options, while wildfire-exposed rural and forested properties increasingly need to work with specialty mobile home or surplus lines carriers. Homes with defensible space, current roofing, and updated electrical and plumbing systems tend to see better outcomes at renewal, and older mobile homes face narrower options statewide.

What is the difference between Manufactured Homes, Mobile Homes and Modular Homes?

Mobile Homes, Manufactured Homes or Trailer Homes is a classic naming convention for homes made off-site, and then delivered to their intended location.

Does it matter when you are looking for an Insurance Quote?

Lets first understand the difference in terms used for Manufactured Homes so we can better understand which one we are looking to insure.

TL;DR: Modular Homes do use a different type of policy than Manufactured Homes.

Manufactured Homes and Mobile Homes

This term is effectively interchangeable as both share the same basic construction features;

  • Factory-built
  • Delivered to its final location
  • Built on a sturdy frame often made of steel I-beams
  • May come with the means to affix to a permanent foundation

But the key difference between Mobile and Manufactured Homes is based on its manufactured date. Mobile homes have assembly dates prior to June 15, 1976. All similar homes built after June 15, 1976, are labeled as Manufactured Homes. Manufactured Homes and Trailer Homes also have a serial number.

Modular Homes

Modular Homes are similar to homes built on-site. There is no tag / serial number, and they do not need to be renewed annually. Modular homes are often delivered in sections. In many cases, Modular homes look more like traditional stick-built homes. Modular homes also use standard homeowner insurance policies.
