Manufactured Home Insurance in Ohio

Coverage built for Ohio's tornado activity, severe storms, and lake-effect winters

Ohio has substantial manufactured and mobile home populations across the state, from the Cleveland and Cincinnati metros through Columbus, the Mahoning Valley, and rural communities throughout the Buckeye State. The state's insurance profile is shaped by tornado activity, severe summer storms with hail, ice storms and severe winter weather, and flooding along the Ohio River and inland waterways. Our agents help Ohio mobile home owners find coverage tuned to both severe-weather seasons and the state's significant winter weather exposure.

Mobile Home Insurance Risks in Ohio

Tornado activity is significant across Ohio, with central and western parts of the state sitting in a corridor that produces consistent spring and summer events. Mobile homes face elevated risk in tornadoes, and carriers underwrite wind and hail accordingly. Severe thunderstorms with hail are recurring across much of the state, and damaging straight-line winds appear regularly through summer, including occasional derecho events. Severe winter weather, including heavy snow loads, lake-effect events along Lake Erie, ice storms, and frozen pipe claims, drives meaningful activity each year. Flooding affects properties along the Ohio River and tributaries.

Mobile Home Insurance Regulations in Ohio

The Ohio Department of Insurance regulates the state's property market, and Ohio enforces installation, anchoring, and tie-down requirements for manufactured housing. The state does not operate a property-focused insurer of last resort the way coastal states do, so homes outside standard carrier appetite typically work with specialty mobile home or surplus lines insurers. Ohio maintains consumer protections around non-renewal and post-disaster cancellations, and mapped flood-zone properties generally require separate flood coverage written through the National Flood Insurance Program.

The Ohio Mobile Home Insurance Market

Ohio's mobile home insurance market is generally competitive across most of the state, with specialty manufactured home carriers active in both metro and rural communities. Homes with newer roofs and current installation documentation tend to see better outcomes at renewal, while older mobile homes — particularly pre-1976 units — face narrower options statewide. Tornado-prone counties sometimes see higher wind and hail deductibles, and properties along the Ohio River benefit from agents who can structure both property and separate flood coverage in one quote.

What is the difference between Manufactured Homes, Mobile Homes and Modular Homes?

Mobile Homes, Manufactured Homes or Trailer Homes is a classic naming convention for homes made off-site, and then delivered to their intended location.

Does it matter when you are looking for an Insurance Quote?

Lets first understand the difference in terms used for Manufactured Homes so we can better understand which one we are looking to insure.

TL;DR: Modular Homes do use a different type of policy than Manufactured Homes.

Manufactured Homes and Mobile Homes

This term is effectively interchangeable as both share the same basic construction features;

  • Factory-built
  • Delivered to its final location
  • Built on a sturdy frame often made of steel I-beams
  • May come with the means to affix to a permanent foundation

But the key difference between Mobile and Manufactured Homes is based on its manufactured date. Mobile homes have assembly dates prior to June 15, 1976. All similar homes built after June 15, 1976, are labeled as Manufactured Homes. Manufactured Homes and Trailer Homes also have a serial number.

Modular Homes

Modular Homes are similar to homes built on-site. There is no tag / serial number, and they do not need to be renewed annually. Modular homes are often delivered in sections. In many cases, Modular homes look more like traditional stick-built homes. Modular homes also use standard homeowner insurance policies.
