Mobile Home Insurance Risks in North Carolina

Hurricane and tropical storm exposure is the headline risk in coastal and eastern North Carolina, with the Outer Banks and surrounding counties seeing some of the most repeat-exposed coastline in the country. Storms like Florence and Matthew caused widespread mobile home damage and reshaped flood underwriting across the eastern part of the state. Tornadoes are a meaningful concern across the Piedmont and into the coastal plain, and severe thunderstorms with hail affect much of the state during spring and summer. The Blue Ridge mountains see ice storms, heavy snow loads, and flash flooding that drive meaningful claim activity each year.

Mobile Home Insurance Regulations in North Carolina

The North Carolina Department of Insurance regulates the property market, and North Carolina maintains both the North Carolina Joint Underwriting Association and the North Carolina Insurance Underwriting Association — the Beach Plan — for properties that can't secure coverage in the standard market. Coastal mobile home owners often combine Beach Plan wind coverage with separate non-wind property and flood policies. North Carolina enforces installation, anchoring, and tie-down requirements for manufactured housing and maintains consumer protections around post-disaster cancellations and non-renewals.

The North Carolina Mobile Home Insurance Market

North Carolina's mobile home insurance market is shaped sharply by geography. Coastal and Outer Banks properties typically work through the Beach Plan or specialty wind carriers paired with separate flood coverage, while Piedmont and mountain communities generally have broader options through specialty manufactured home insurers. Hurricane deductibles in coastal counties are typically structured as percentages of dwelling coverage, and homes with newer construction and current installation documentation tend to see better outcomes at renewal. Older homes face narrower options statewide.

What is the difference between Manufactured Homes, Mobile Homes and Modular Homes?

Mobile Homes, Manufactured Homes or Trailer Homes is a classic naming convention for homes made off-site, and then delivered to their intended location.

Does it matter when you are looking for an Insurance Quote?

Lets first understand the difference in terms used for Manufactured Homes so we can better understand which one we are looking to insure.

TL;DR: Modular Homes do use a different type of policy than Manufactured Homes.

Manufactured Homes and Mobile Homes

This term is effectively interchangeable as both share the same basic construction features;

  • Factory-built
  • Delivered to its final location
  • Built on a sturdy frame often made of steel I-beams
  • May come with the means to affix to a permanent foundation

But the key difference between Mobile and Manufactured Homes is based on its manufactured date. Mobile homes have assembly dates prior to June 15, 1976. All similar homes built after June 15, 1976, are labeled as Manufactured Homes. Manufactured Homes and Trailer Homes also have a serial number.

Modular Homes

Modular Homes are similar to homes built on-site. There is no tag / serial number, and they do not need to be renewed annually. Modular homes are often delivered in sections. In many cases, Modular homes look more like traditional stick-built homes. Modular homes also use standard homeowner insurance policies.
