Manufactured Housing Insurance Services®

Manufactured Home Insurance in Idaho

Coverage for Idaho's wildfire country, mountain winters, and Snake River plain

Idaho has growing manufactured and mobile home populations across the Treasure Valley around Boise, the Magic Valley, the Panhandle, and rural communities throughout the state. Insurance considerations in Idaho are shaped by wildfire exposure across much of the state's forested and high-desert terrain, severe winter weather in the higher elevations, and the wind-driven storms that sweep through the Snake River plain. Our agents help Idaho mobile home owners identify carriers familiar with the state's combination of rural and small-metro risk profiles.

Mobile Home Insurance Risks in Idaho

Wildfire is the most significant insurance peril across much of Idaho, particularly in the Panhandle, central mountains, and forested portions of southern Idaho. Wildland-urban interface zones have expanded as more manufactured home communities are built at the edge of timber and rangeland, and carriers have tightened underwriting in higher-risk counties. Severe winter weather drives a meaningful share of claims, with heavy snow loads on roofs and damage from ice and freeze-thaw cycles common in higher elevations. High winds, particularly during spring through the Snake River plain, can damage roofing and skirting on mobile homes, and the state experiences occasional severe thunderstorms with hail.

Mobile Home Insurance Regulations in Idaho

The Idaho Department of Insurance regulates the state's property insurance market, and Idaho enforces installation, anchoring, and tie-down standards for manufactured homes through the Idaho Department of Building Safety. The state does not operate a wildfire-specific insurer of last resort, so properties in high-risk wildland-urban interface zones may need to work with specialty mobile home or surplus lines carriers when standard carriers decline coverage. Idaho also has consumer protections around post-disaster non-renewal that can give homeowners breathing room after a major fire season.

The Idaho Mobile Home Insurance Market

Idaho's mobile home insurance market is generally competitive in the Treasure Valley and other lower-risk areas, with multiple specialty carriers actively writing standard manufactured home coverage. Properties in higher-risk wildfire zones — particularly forested mountain communities — see narrower carrier appetite, and some homes need to combine standard property coverage with separate wildfire endorsements or move to surplus lines markets. Older homes face limited options statewide, and homes with defensible space and current roofing tend to see better outcomes at renewal.

What is the difference between Manufactured Homes, Mobile Homes and Modular Homes?

Mobile Homes, Manufactured Homes or Trailer Homes is a classic naming convention for homes made off-site, and then delivered to their intended location.

Does it matter when you are looking for an Insurance Quote?

Lets first understand the difference in terms used for Manufactured Homes so we can better understand which one we are looking to insure.

TL;DR: Modular Homes do use a different type of policy than Manufactured Homes.

Manufactured Homes and Mobile Homes

This term is effectively interchangeable as both share the same basic construction features;

  • Factory-built
  • Delivered to its final location
  • Built on a sturdy frame often made of steel I-beams
  • May come with the means to affix to a permanent foundation

But the key difference between Mobile and Manufactured Homes is based on its manufactured date. Mobile homes have assembly dates prior to June 15, 1976. All similar homes built after June 15, 1976, are labeled as Manufactured Homes. Manufactured Homes and Trailer Homes also have a serial number.

Modular Homes

Modular Homes are similar to homes built on-site. There is no tag / serial number, and they do not need to be renewed annually. Modular homes are often delivered in sections. In many cases, Modular homes look more like traditional stick-built homes. Modular homes also use standard homeowner insurance policies.
