Manufactured Housing Insurance Services®

Manufactured Home Insurance in Arizona

Coverage for Arizona's monsoons, wildfire country, and retirement communities

Arizona has one of the largest manufactured and mobile home populations in the West, with major communities concentrated in the Phoenix metro, Tucson area, the Verde Valley, and across the state's many 55+ retirement parks. Insurance considerations in Arizona look very different from coastal or tornado-belt states — monsoon storms, wildfire in the high country, and extreme heat all shape what good coverage looks like. Our agents work with carriers experienced in writing Arizona mobile home policies that account for both desert and high-elevation risks.

Mobile Home Insurance Risks in Arizona

Arizona's monsoon season delivers concentrated severe weather from roughly June through September, including microbursts that can produce damaging straight-line winds, blowing dust and haboobs that can damage exteriors, and intense localized flooding from short-duration heavy rain. Wildfire risk is significant in northern and eastern Arizona, particularly in counties like Coconino, Yavapai, and Gila where forested communities sit in wildland-urban interface zones. Extreme heat, while not typically a direct insurance peril, accelerates roof and component wear on older mobile homes and can complicate claims around HVAC systems and water damage from burst supply lines. Flash flooding in washes and arroyos affects properties even outside FEMA-designated flood zones.

Mobile Home Insurance Regulations in Arizona

Arizona regulates property insurance through the Arizona Department of Insurance and Financial Institutions, and the state's manufactured housing program — administered by the Arizona Department of Housing — sets installation, anchoring, and tie-down standards that affect insurability. Arizona does not operate a state-run insurer of last resort the way some hurricane and wildfire states do, which means homeowners in elevated wildfire risk areas typically work with specialty mobile home carriers or surplus lines insurers when standard markets decline coverage. The state has consumer protections around non-renewal notices, but Arizona's overall regulatory environment is generally less prescriptive than coastal states.

The Arizona Mobile Home Insurance Market

The Arizona mobile home insurance market is reasonably competitive across most of the state, with multiple carriers actively writing in the major retirement communities of Maricopa and Pinal counties. Higher elevation and wildfire-exposed areas in northern Arizona see narrower carrier appetite, and homes in those zones sometimes need to combine standard property coverage with separate wildfire endorsements or specialty policies. Older homes, particularly pre-1976 mobile homes that don't meet HUD standards, face limited options anywhere in the state, so age and HUD-compliance status drive a meaningful share of carrier and rate decisions.

What is the difference between Manufactured Homes, Mobile Homes and Modular Homes?

Mobile Homes, Manufactured Homes or Trailer Homes is a classic naming convention for homes made off-site, and then delivered to their intended location.

Does it matter when you are looking for an Insurance Quote?

Lets first understand the difference in terms used for Manufactured Homes so we can better understand which one we are looking to insure.

TL;DR: Modular Homes do use a different type of policy than Manufactured Homes.

Manufactured Homes and Mobile Homes

This term is effectively interchangeable as both share the same basic construction features;

  • Factory-built
  • Delivered to its final location
  • Built on a sturdy frame often made of steel I-beams
  • May come with the means to affix to a permanent foundation

But the key difference between Mobile and Manufactured Homes is based on its manufactured date. Mobile homes have assembly dates prior to June 15, 1976. All similar homes built after June 15, 1976, are labeled as Manufactured Homes. Manufactured Homes and Trailer Homes also have a serial number.

Modular Homes

Modular Homes are similar to homes built on-site. There is no tag / serial number, and they do not need to be renewed annually. Modular homes are often delivered in sections. In many cases, Modular homes look more like traditional stick-built homes. Modular homes also use standard homeowner insurance policies.
